Denton, Texas · Working remote · The Callicarpa Agency

Every system here ran a real brokerage first.

I've sold Texas real estate since 2007 and run my own brokerage since 2011. I learned Claude Code, automated my own contract-to-close chain, then designed, built and shipped a working product end to end. Thirty workflows run this brokerage today — every one survived a live transaction, not a demo. I don't sell the workflows. I present them to your team on-site, and the course builds you a team of three the same way.

See it run

An inspection report goes in. A repair request comes out.

This is AmendReady, an app I built and launched on my own. It isn't part of the course — it's here because it shows the shape all of this work takes: read the document, find what matters, draft the next thing you'd have written by hand. You still approve every word before it leaves your desk.

Three ways to work with me

Depending on how much you want to build yourself.

In your office

On-site AI presentation

I come to your office and show your team what these systems actually do, using your own transactions as the worked example. Your people leave knowing what to try on Monday — not a vendor pitch.

Claude Code for real estate agents

Thirteen modules that take you from never having opened Claude Code to running your own AI team — a listing agent, a buyer's agent and a transaction coordinator, built inside your business and answering to you. From there you design your own workflows.

The process

How it works.

STEP 01

Free AI Workflow Audit

Fill in one short form about how your business runs — no call to schedule. I personally review it and email you the bottlenecks I found and the 3 tasks I'd automate first. You keep the list either way.

STEP 02

We talk it through

If it's a fit, we figure out together what's worth building — or whether an on-site AI presentation for your team makes more sense. Scope and price get set for your business specifically, not off a price list.

STEP 03

Built, handed off, and yours

Flat fee, no subscriptions. You get the finished system, documentation, and a walkthrough your team can actually follow.

From my own desk

What the thirty took off mine.

My inventory, not a syllabus — and not a build list either. Every one of these sits under one of the three assistants above. This is what a two-agent brokerage stopped doing by hand.

  • 01Closing status updates drafted for every party, at every milestone
  • 02Lead response and qualification, inside a minute, around the clock
  • 03Plain-English inspection summaries with the material findings pulled forward
  • 04Full listing launch kits — Instagram, Facebook, LinkedIn, Google Business, flyers and print PDFs, from Coming Soon through SOLD
  • 05Document-chase reminders that never forget a signature or a deadline
  • 06Review requests and referral thank-yous, sent on the right day

What stays human

The real skill was never the paperwork.

It's staying calm when a buyer and seller are one heated phone call from wrecking a deal that's actually working in both their favor. I've watched clients talk themselves out of their own goals — win the argument, lose the house — more times than bad numbers ever cost a transaction.

That's the moment that needs a person: full attention, no distractions, reading the room instead of a report. AI doesn't belong anywhere near it. What it can do is clear everything else off your desk first — the comps, the research, the contract review, the reports, the checklists, the email updates — so when that moment shows up, you actually have the bandwidth for it.

You still check every output before it goes out. What changes is where your energy goes — less on drudgery, more on the relationship that closes the deal and brings the next referral.

Evidence

Four write-ups of systems that shipped.

Each one covers what the task cost before, what I built, what broke on the first attempt, and what it costs now.

Three automatable tasks, one short form, zero cost.

The free AI Workflow Audit is exactly that — an audit, not a pitch. No call to schedule: fill in the form and I'll email you what I find. You keep the list either way.
